Where Great Places Start
HBD
HBD, part of Henry Boot, create some of the UK’s best industrial and logistics destinations. With a track record of successfully transforming unloved sites into thriving commercial hubs, we’re well known for delivering sustainable places with purpose, where local and global brands can maximise their potential.
This is because of our commitment to developing lasting property solutions that meet, and exceed, the needs of 21st century industrial and logistics occupiers, no matter how large or small. And our national reach means we can help them grow within our extensive portfolio too.
With history on our side, we’re also proud to be part of Henry Boot, who’ve been operating in land, property, and development for over 135 years. These long-term and well-funded foundations, combined with the experience and expertise of our people, provides a stability and confidence to deliver for all our partners.

DEVELOPMENT PIPELINE
POWER PARK
Nottingham
Powerpark is HBD’s regeneration of the 1 million sq ft Imperial Tobacco factory in Nottingham.
HBD, working with partners Oxenwood on behalf of a private fund, developed plans to create a high quality, brilliantly designed, new industrial and logistics hub, creating 426,000 sq ft of space. HBD also recycled 90% of materials from the original factory, while also investing in new green initiatives such as cycle stores complete with green roofs to encourage biodiversity. Since 1972, the factory had employed 1,000 locals before operations ceased in 2016.
The result is a rejuvenated site ready for future occupiers – and with the potential to create around 1,000 new jobs – a huge boost for the local economy.
Wakefield Hub
Wakefield
Wakefield Hub is a prime development close to the M1 motorway, and is leading the way for logistics in Yorkshire.
HBD has worked in perfect partnership with Yorkcourt and other collaborators here to transform a disused former colliery site into a new, sustainable place for business.
Already home to big names like Amazon, Kitwave and Phoenix Pharmaceuticals, Wakefield Hub is creating jobs and positively impacting the surrounding communities, while also benefitting the local environment thanks to green initiatives and improvements to biodiversity habitats.
Markham Vale
Derbyshire
The transformation of Markham Vale from colliery to a contemporary industrial hub has been 20 years in the making.
Since 2004 HBD has successfully worked alongside three local councils in this area of Derbyshire, creating accessible and attainable new spaces for local and national businesses. HBD has created 2,700 jobs to date, new biodiversity and local landscaping initiatives to bring paths and bridleways back into use, as well as a stunning sculpture trail to honour the miners once working here.
The result is a thriving new commercial community for a new era of workers – both now, and for generations to come. 2.2 million sq. ft has already been delivered, with the space now occupied by numerous businesses.
IAMP
Sunderland
The International Advanced Manufacturing Park in the North East is one of the largest live schemes in the country, and is being delivered by a partnership comprising HBD, Sunderland City Council and South Tyneside Council.
Better known as IAMP, this 370-acre site is integral to the UK’s industrial strategy, and is fast becoming a benchmark for the UK’s manufacturing sector with projections of up to 7,000 new jobs in the next decade.
Occupying a fantastic location, IAMP gives occupiers access not only to the main road infrastructure, but also to two deep water ports – essential for manufacturing exports.
